Once you’re happy, everything gets drawn to build from — layouts, joinery, finishes, lighting, the lot. Priced by the same contractors who’ll build it, so the number you see is the number that holds.

Of course. You don’t have to renovate the whole house to make a meaningful change. Sometimes one room is exactly the right place to start.
Honestly, it depends and anyone who gives you a firm number before seeing your project is guessing. Permits, sourcing, and the scale of the work all move the timeline, and some of it (the city, the lead time on a stone you’ve fallen for) isn’t in anyone’s control. What we can promise is a realistic schedule once we’ve seen the space, and no surprises after that.

We work from Rancho Santa Fe down through the coast and out to East County. If you’re near San Diego and not sure whether you’re in range, just ask.
You can. Plenty of clients come to us with a builder they already trust, and we’re glad to work alongside them. That said, we bring our own contractors, architects and cabinetmakers — the same people on every project — and most clients find it simpler to let us run the whole thing. Either way works. We’ll be honest about which one fits your project.
